Signs your roof may need replacement
- The roof is approaching or past its expected service life
- Shingles are curling, cracking or losing large amounts of granules
- Leaks keep returning in different areas
- Soft or sagging spots suggest decking damage
- Widespread hail or wind damage across multiple slopes
Repair vs. replacement
Replacement is a bigger investment, so it should be justified. If damage is isolated, a roof repair can buy years of service. If the roof is aging and problems are spreading, continuing to patch it can cost more over time than a new roof. We'll show you what we see and explain the tradeoffs.
What affects roof replacement cost
Every roof is different, which is why we provide written estimates after an inspection instead of advertised prices. The main factors are:
- Size and pitch — larger and steeper roofs require more material and labor.
- Tear-off — removing one versus multiple existing layers.
- Decking condition — rotted or damaged sheathing must be replaced.
- Materials — the shingle line, underlayment and accessories selected.
- Roof features — chimneys, skylights, valleys and wall intersections that need flashing.
- Ventilation — upgrades to intake and exhaust where needed.
Materials and installation
Materials and warranties
We install CertainTeed products.
For low-slope roofing, we install Flintlastic SA, an SBS modified bitumen system. Its warranty terms differ from residential shingle warranties and are confirmed per project.
For siding, we install American Legend vinyl siding.
CertainTeed's qualifying residential shingle lines carry a lifetime limited warranty from CertainTeed as the manufacturer. Coverage terms, exclusions and transferability are set by CertainTeed, not by us, and depend on the product line and how the roof is installed. We'll give you the specific warranty document for the products used on your roof before work starts.
10-year workmanship warranty
This covers the quality of the installation itself, separate from the manufacturer's product warranty.
We are insured.
A typical asphalt shingle replacement includes removing the old roofing down to the deck, inspecting and repairing decking, installing underlayment and ice and water protection in vulnerable areas, new flashing and drip edge, ventilation components and the new shingles.
Preparation, installation and cleanup
Before: we confirm the scope, schedule and material selections, and talk through access, driveway use and protecting landscaping.
During: old materials are removed, the deck is inspected, and the new roof system is installed slope by slope.
After: debris is hauled away, the yard and driveway are swept for nails, and we walk you through the finished work.
