Leaks, flashing and ventilation

Many leaks don't start in the middle of the roof. They start where something passes through it or meets it:

Rubber pipe boots around plumbing vents, which crack as they age
Flashing at chimneys, skylights and walls that lifts or rusts
Poor attic ventilation, which traps heat and moisture and wears shingles out faster from underneath

Questions to ask any roofer

Will I get a written estimate that lists the work?
What warranty covers your workmanship, separate from the product warranty? Ours is a 10 years workmanship warranty.
Are you insured? We are.
How will you protect my yard and clean up afterward?

Repair, replace or wait?

Sometimes the honest answer is that the roof is fine for now and only needs watching. Other times a repair or a replacement is the right call. After a storm, start with a storm damage inspection.
