Low-slope sections on homes
Porches, additions, garages and other low-slope sections on homes need materials suited to their pitch. Water moves off them more slowly than on steep roof planes, making seams, edges, wall junctions and outlets especially important.
Ponding water and persistent leaks
Water that remains on the roof after rain can reveal a drainage issue. Leaks may also start at a seam, an edge or the flashing where a low roof meets a wall. We look at both the visible leak and its water path; repeated surface patches alone may not correct the underlying cause.
Repair or replacement?
A localized defect may be repairable when the surrounding roof system and deck are sound. Widespread deterioration, repeated leaks or damaged decking can make replacement the more sensible choice. The inspection explains what can be repaired and what needs a broader scope.
